What is an anticretico?

Anticretico is a contract to rent property where the renter pays the homeowner a fixed sum at the start of the rental period instead of paying a monthly rent. The unusual part is that at the end of the rental period, the tenant receives the money back, in full, from the landlord, giving him in effect rent free living.

The first time a Bolivian told me about this concept I had a hard time believing it. He had to explain it to me twice for me to understand how it worked. Being from the United States, it was hard for me to grasp this concept of the anticretico because it seemed so unusual and bizarre, but it is very popular option in Bolivia.

Here is how it works. You find a place to rent such as a home. A contract is set up. You give the owner of the property a lump sum of money before the start of the rental period. For example it could be around $30,000 depending on the type of home and how nice it is and it is usually a 1-2 year period.

After the 1-2 year period is over with, the tenant then receives all of the money back and moves out. Agreements are legally binding, so the tenant is guaranteed to receive the money back or the tenant gets to keep the house.

The anticretico has its advantages for both the tenant and landlord. The tenant gets free rent. The landlord uses the money for investments, such as money to open a business. So, it is a win-win for both the tenant and landlord. You should always use an attorney in Bolivia when setting this up.
